site visit: Initial walk-through with in-house designer/project manager to establish scope
REPORT: Written document with photos and commentary - similar to an inspection report
Proposal: Recommendations for scope of work within an already established budget -or- establish a working budget based on our recommendations. Proposed working budget calculated from past project costs and AVERAGE market prices.
design - starting @ $1,600 (reg $2,000)
Design: comprehensive plan for overall design direction of listing
Sourcing: all general finish materials sourced and budgeted- includes finish electrical & plumbing fixtures, wall and floor coverings. custom designs of kitchens and bathrooms not included.
project management - starting @ $2,000 (reg $2,500)
consult + Design, plus:
timelines: establish working timelines with trades
Ordering & Receiving: Sourced materials ordered, tracked and received. Received materials quality control checked and delivered to property. Returns processed and replacements ordered, if needed.
Bids: Obtain up to (5) trades managed per prep. i.e. GC, painter, carpenter, stager, etc.
supervision: Up to (5) property visits and up to (5) hours at property. *
budget: up to $30,000 **
Pro project management - starting @ $4,000 (reg $5,000)
project management plus:
Bids: Up to (10) trades managed
supervision: Up to (10) property visits and up to (10) hours at property.
budget: up to $75,000 **
Premier project management - starting @ $8,000 (reg $10,000)
